When I purchase a homesite, do I have to build in a given amount of time?
There are no restrictions on build time, which means you build when it’s right for you and your family.

Is there a Property Owners Association?
A SweetGrass Property Owners Association has been established to maintain the integrity of the community and its amenities. Our POA is managed by IPM Corporation, a thirdparty community management company in the service of the property owners and their elected Board. You may learn more about IPM at www.ipm-corp.com. Your sales representative will be happy to provide you with a copy of the POA Charter.

What are the POA fees?
The POA will assess owners a quarterly fee to be used for management and maintenance of common areas and amenities. The assessment will be determined annually by the POA’s board of directors. A copy of the current POA budget and fee schedule is available upon request. Current annual fees range from $1,200 to $2,010 total - very affordable!

Are there homes available for purchase?
There are three new proposed homes currently for sale, each with unique design characteristics and locations ranging from streamside to mountainside with spectacular views.

Who will build my home?
We have developed relationships with a number of local builders and will provide a list for your consideration. Ultimately, the choice of an architect and builder is yours. An Architectural Style Guide will be provided to assist your architect and builder in the design of your home. Our goal is to facilitate the building process for you.

How long will it take to build our home here?
That’s a question for your builder and will likely depend on the home you ultimately decide to build.

Will I be required to maintain my home and landscaping?
Maintenance of the home and landscape will be the owner’s responsibility. For cottages, cabins and mountain lodge home sites, landscaping services will be provided by the POA; these owners will be assessed an additional quarterly fee for such services.

What about snow removal?
Snow removal on common roadways will be provided and paid for through the Property Owners Association.

What kind of water system will the homes use?
Homes and cottages are served by shared wells with a maximum of seven houses sharing one well. The shared wells help reduce building costs per owner and allows for optimization of land use in the design and layout of home and improvements. The costs of operating and maintaining the wells are assessed to the owners through the POA.

What about septic?
Estate homes will have individual septic systems. Some cabin, cottage and mountain lodge home sites may have a shared system which, like water wells, will be managed by the Property Owner’s Association.

Can I rent out my home when I’m not using it?
At the owner’s discretion, homes may be rented for periods of one week or longer. Four Lake Cottages, located adjacent to the Lake House, may be available for shorter nightly rental periods.

Can I sell my lot at any time?
Yes. There are no restrictions on re-sales.

Is there a formal re-sale or rental program?
SweetGrass has professional real estate representation through Blowing Rock Realty to assist you with re-sales. There are several professional property management companies that offer rental services.

How close is the nearest hospital?
Blowing Rock Hospital is located approximately seven miles from SweetGrass. Watauga Regional Medical Center is just twelve miles away in Boone, offering a full range of medical services.

How far is SweetGrass from the closest airport?
SweetGrass is located near Blowing Rock, which is approximately two hours from Charlotte- Douglas International Airport and two hours from Asheville Regional Airport. An executive airport that accommodates most private aircraft is located in Hickory, NC, less than an hour drive away.

What’s the temperature in Blowing Rock?
SweetGrass is between 3,435 to 3,625 feet where the average summer high is in the mid-70s. Blowing Rock has always been a destination for escaping summer heat found elsewhere in the southeast. In winter, the temperatures remain cold enough to sustain a vibrant snow sports industry, including three local ski areas, all within 10 to 25 minutes by car.

Are pets allowed?
Of course! One of the best things about SweetGrass is its walkability – for people and their pets! For dogs there is no better place with 100 acres of common meadows to roam, streams and their favorite swim . . . SweetGrass Lake!

What are the area tax rates?
Property taxes currently include $.313 per $100 valuation for Watauga County. There are no municipal property taxes.

What services are provided in the area?
Electric utilities are provided by Blue Ridge Electric Membership Corporation; telecommunications services are provided by AT&T Residential; high-speed internet services are available through AT&T Residential. A brand new Fire & Rescue Station just opened within one quarter mile of SweetGrass.
